Real Estate Portfolio

This project included appraisals for 17 properties along STH 23 in Fond du Lac County between Seven Hills Road and CTH G.  The purpose of the STH 23 expansion was to provide additional capacity to service the existing and projected traffic volumes and to improve operational efficiency and safety for local and through traffic along STH 23.

Seventeen parcels with partial acquisitions were appraised for the loss in property value due to the proposed real estate right of way needed for the project.  These same parcels were also appraised for the loss in property value due to the right of way needed for the continuation of the Old Plank Trail bicycle / pedestrian path adjacent to STH 23.  Properties impacted by the project included: rural vacant and improved residential, vacant and improved agricultural, and quarry property. Appraisal issues encountered included: improvement valuation, larger parcel determination, fencing, cost to cure estimates, access acquisition and landscaping.
